  1. COMPARATIVE MARKET ANALYSIS - I will provide you with a current Market Analysis and help you determine the most effective listing price for you property.

  2. HOME ENHANCEMENT - I will review with you ways to enhance your property to achieve the best price obtainable for your property.

  3. ESTIMATED PROCEEDS - I will furnish you with an estimate of the proceeds you can expect to receive upon the sale of your property.
  4. FOR SALE SIGN - I will place a distinctive Coldwell Banker Success Southwest sign on your property showing my name, telephone number: 235-3825 and website address: www.tucsonresource.com so that I may receive all inquiries for proper buyer qualification.
  5. DATA RESEARCH - I will complete all necessary research for the information to be provided to a Buyer to assist them in making a confident decision to purchase your home.
  6. MULTIPLE LISTING SERVICE - I will submit the listing of your property to the Tucson Association of REALTORS® Multiple Listing Service (MLS) and deliver a printout from the computer for your approval.
  7. PROPERTY INFORMATION SHEET/COLOR BROCHURE - I will prepare an attractive color information sheet that will list the features and benefits of your property to be distributed to other agents and their buyers.
  8. HOME BOOK - I will compile information for and put together a Home Book to be kept in the property to answer any questions prospective buyers may have.
  9. JUST LISTED CARDS - I will distribute Just Listed cards to the neighborhood to expose your property to friends and relatives that they know who may want to live in the area.
  10. ADVERTISING (PRINT & INTERNET) - I will submit your property to appear in print in the Tucson Newspapers and in Coldwell Banker's exclusive Home Buyer's Guide. I will also feature your property on the internet on the Tucson Real Estate Source website: www.tucsonresource.com and on the Tucson MLS website: www.tarmls.com
  11. PROMOTION - I will promote your property continually to my fellow real estate professionals, throughout Coldwell Banker Success Southwest and to all other reputable and professional brokers.
  12. COMMUNICATION - I will communicate with you regularly regarding the activity and responses from other agents and their clients.
  13. PROGRESS REPORTS - I will meet with you to provide you a written 30-day Progress Report whereby we will review the results of my marketing efforts and discuss any pricing adjustments, if necessary.
  14. VIRTUAL TOUR - Have the latest digital imaging done on your home resulting in an interactive 360° Virtual Tour of your home if you so desire. This imaging will be displayed on the Tucson MLS website: www.tarmls.com and  on the Tucson Real Estate Source website:  www.tucsonresource.com allowing a 24/7 online open house.
  15. PREQUALIFY BUYERS - I will financially prequalify prospective buyers whenever possible.
  16. PURCHASE OFFER - I will review with you all purchase offers as they are presented, prepare a Seller's Net Sheet, advise and assist you in all contract negotiations.
  17. ESCROW - I will monitor your transaction and keep you informed of all inspection, mortgage, title, escrow and other procedures necessary toward a successful closing.
  18. ATTEND ALL INSPECTIONS - I will be present for all inspections that the buyer may order to answer any questions and handle any objections that may arise.
  19. CLOSING AND RECORDATION - I will attend the closing (signing of escrow documents) with you to review all the figures and documents. I will notify you of recordation and that the check for your sales proceeds is available.
  20. FOLLOW-UP - I will follow up with you to be sure that you are fully satisfied with your sale and that there are no unfinished items to attend to.
  21. RELOCATION - Assist you with relocation services if you are moving out of state, including finding a reputable realtor to assist you with the purchase of your new home.
  22. FEES - Fee for services rendered is 7% of the gross sales price.
